Springs, cables and drums, looked at and left alone
The counterbalance gets a careful look and nothing more during the inspection. On a torsion door the technician checks the spring coil for a gap, rust or a stretched section, confirms the cone set screws and centre bearing look sound, and follows each cable from the drum to the bottom bracket looking for broken wires, a rust bloom near the loop or a slack side. The drum wrap is checked for a single neat layer. On an extension door the springs, pulleys and containment cables are examined the same way. Any adjustment to these parts is a separate, planned job matched to that system, torsion tension controlled with winding bars rather than simply released; the inspection records their condition.

Measuring and photographing what matters
A report that says only fine or worn is not much use next year, so the technician records numbers. Spring wire size, inside diameter and length on a torsion door, and stretch on an extension door; cable diameter and the condition of each bottom loop; the gap at the bottom seal along its length; the height of the photo eyes; the door's overall dimensions and the opener's model. Each finding, from a rusted bracket to a cracked roller, is photographed with the light on it. These measurements let the next inspection show what has changed and let a future repair be quoted from the record instead of a second visit.

With the model numbers, spring dimensions, cable condition, seal gaps and photo-eye heights on record, the next technician can measure the same points and tell you what has moved rather than starting from nothing. A door that carries a lot of traffic, an older door, or one in a rental where nobody watches it closely may suit a check each season. Is the inspection different for an older detached garage with springs along the tracks?
The route is the same and the counterbalance looks different. Extension springs stretch beside the horizontal tracks and pull through pulleys, so the technician examines each spring for stretch and a broken end, each pulley for a grooved wheel or a seized bearing, the cable clips, and whether a containment cable runs through the centre of each spring. Balance, reversal and photo-eye tests are unchanged.
Is the inspection a repair visit?
It is a look and a record first. Small maintenance items such as lubrication, cleaning and aligning the photo eyes and tightening fasteners can be done on the spot if you wish. Anything involving spring tension, cables, drums, worn rollers or damaged sections is written up with a clear explanation and quoted as its own job, so you decide with the full picture in front of you.
My door is quite old. Is an inspection still worthwhile?
Yes, and often more so. Age alone does not say how much life is left in a spring or a roller, but condition does, and an inspection measures condition. Many older doors are sound and simply need a few worn parts and fresh lubricant. Where the report shows several items coming due at once, you can weigh planned repairs against a new door with real information rather than a guess.
